When I became CEO of Rochford Brady Group in 2006 (shortly after it was acquired by a Canadian multinational MDA Corporation) a question was put to me by the new Shareholder; what, in the business, keeps you awake at night?
My biggest challenge at the time was managing the daily workflow. A significant feature of the business was that 80% of the closing search orders were placed on the day that the closing search was due. This meant that on a daily basis the team was frequently behind the closing deadline’s and a huge amount of resource was utilised in managing client expectations rather than meeting them.
After we launched www.search4less.ie in 2012, I took up distance running to spend time reassuring myself that it was a good idea to set up a start up and give up the security of a monthly salary (Turns out it was!). On my training runs I started to think about the challenge I had faced at Rochford Brady and questioned if there was a better way to meet solicitor expectations in relation to closing searches.
It was clear to me that all parties would be better off if you could requisition and review the closing searches in advance of the closing date, and, I was certain that it would help solicitors avoid any last minute search revelations and subsequent awkward conversations with their client or vendors.
I bounced this off a few conveyance solicitors and all agreed it would be useful to have searches in advance of the closing date but cost of duplicating the search was a concern.
We set about addressing this problem and we began the design process of ENKI (ENKI btw was the Sumarian God of knowledge) We overcame several unforeseen obstacles and eventually launched ENKI in 2015. Some of the areas that differentiates ENKI from traditional law searching are;
